This property (along with most private property on either side of the 93 hwy) can only be accessed by driving on roads that go over AZ state land. The property can be accessed for recreational use by obtaining a $20/year recreational permit from the state (which also allows you to drive on any state land and to camp on state land for a few days a year). For more permanent uses of the property, such as a full time residence, obtaining a right of way from the state is recommended. More details are listed in the table below.

POWER: | Off-grid – good candidate for solar/wind or generator |
WATER: | Well/Haul/Alternative – there is a natural spring on property, but I do not know it's flow rate and it has not been tested. I visited after a dry period in the summer and the spring was basically a wet wash at that time. The spring is named the Schoolhouse Spring and it is on google maps. If you zoom in on the south east part of the property in the second map below, the spring's name will appear over it's location just north of the road running east/west. |
SEWER: | Septic/Alternative |
PHONE: | Off-grid, Cell reception was unavailable/very poor with T-mobile, other carriers may vary. |
ROADS: | The two major caveats for the property are: 1. Dirt roads to and through property – 4WD is strongly recommended, I made it in a 2WD, but it was pretty dicey and the weather was dry and I took it very slow. 2. To get to the property you have to go over land owned by the State of Arizona and obtaining a right of way from the state can be expensive and time consuming. Which means that getting power or utilities to the property is impractical as is obtaining bank financing which often requires proof of legal access or right of way. The property is accessible by obtaining recreational permits that allow you to drive on Arizona State Land - family recreational permits are available for $20 per year which allow travel on AZ State land. Permits can be purchased here: https://land.az.gov/recreational-permit-portal |

Driving direction from Kingman, AZ: https://goo.gl/maps/EmLpXYouwpS2
The directions above are from the route I took to the property. There are other routes, but I do not know the quality of the roads on other routes. I would recommend printing the maps and GPS coordinates out in case you loose cell coverage. I also recommend downloading maps prior to leaving, this can be done in google maps for a low resolution map (https://support.google.com/maps/answer/6291838?co=GENIE.Platform%3DAndroid&hl=en) or using other apps specifically designed for this:
Free for Android (great for topo maps and GPS coordinates but doesn’t do directions/navigation) https://play.google.com/store/apps/details?id=net.psyberia.offlinemaps&hl=en
Free for iPhone (there are many options, Ramblr allows you to track your travels and add items like photos to locations, I don’t think it does directions/navigation) https://itunes.apple.com/us/app/ramblr-hiking-travel-walking/id531276104?mt=8
Nearby Locations:
