Is Deed Ventures LLC a Real Estate Agency?

Deed Ventures LLC is a land investment firm (not a real estate agency) focused on buying vacant properties around the country. We actually buy properties, own them, manage them and sometimes take actions like subdividing the parcels we buy. 

Do I Need an Attorney or Real Estate Agent to Buy or Sell Land?

We have simplified the transaction process and use easy to read contracts with minimal legal jargon. Generally, no, you don’t need a lawyer or real estate agent to buy or sell real estate.  Typically we only have three parties for our land deals, the buyer, seller and title company (that’s how we cut costs to provide savings to the buyer and seller). 

What is due diligence?

Due diligence is another way of saying that as a buyer you have take reasonable steps to review the property. Deed Ventures conducts due diligence on all properties it purchases. This process often involves site visits, title research and may include surveys or assistance from other professionals to evaluate the property and ensure that it fits our needs. The process of conducting due diligence can be as short as a few weeks, but often it takes longer to ensure we thoroughly review the property.

How did you get my information?

Counties keep track of land owners to ensure they can collect taxes. The information we use for our offers comes from the county’s data.

Are you targeting my property for any particular reason?

We do not target specific properties and we make offers on many properties that meet our criteria which include: the county/region, size and zoning.

What is the typical process to sell my land to you?

Because the process of evaluating a property takes time and we incur expenses, we don’t start until we have a signed purchase agreement. Once we receive the signed purchase agreement, we will begin conducting due diligence on the property. If the property passes a basic review, we will enlist a local title company to help with the title research and to act as an escrow agent for the transaction. As an independent third party, the title company will prepare the paperwork and they will ensure that you get paid at the same time the property changes hands.
